COMMON QUESTIONS
Whether you're an agent or homeowner, we provide the clarity you need to close fast and protect your assets.
GETTING STARTED
What types of coverage do you offer?
I write personal lines coverage for Florida households: homeowners, condo unit owners, landlord and rental property, auto, rideshare, business use auto, classic and collector cars, boats, flood, valuables and collectibles, and personal liability and umbrella.
Do you service the entire state of Florida or just South Florida?
I'm licensed statewide, so I help clients across all of Florida, not only South Florida. My office is in Miami and I work in English and Spanish.
Do you offer complimentary insurance reviews?
Yes. Reviews are always complimentary. I look at all of your current policies, check for gaps or overlap, and shop your coverage 30 to 40 days before renewal.
What do you need to quote my home?
A copy of your current policy or renewal offer, or your closing date if it's a new purchase, plus a four point inspection and a wind mitigation report.
What do you need to quote my auto?
A copy of the driver's license for every driver in the household, plus your current declarations page or renewal offer.
HOMEOWNERS
Can you quote Florida homeowners insurance from just an address?
No. Accurate quotes require inspection reports like a four point and wind mitigation to protect your closing from surprises.
What does homeowners insurance cover?
It covers structural damage, personal property, liability, and medical payments. We walk you through every detail.
CONDO UNIT OWNERS
What is HO6 insurance?
HO6 insurance protects your personal property within the condo unit and your individual liability for injuries on your private property.
Do I need a separate policy?
Yes, it's separate from the building's master policy. It's essential for protecting your personal belongings and your unique space.
LANDLORD & RENTAL
Do you insure Airbnb and short term rentals?
Yes. I help you find coverage built for short term rentals, including liability for your guests, and I walk you through exactly what each policy covers so there are no surprises.
What about vacancy coverage?
Many landlord policies limit coverage when a property sits empty for a while. I review the vacancy terms with you and look for options that fit how you use the property between tenants.
AUTO
Does my personal auto policy cover rideshare driving?
Not typically. Rideshare drivers need a separate policy that covers the vehicle and the driver for the specific business use.
What about classic and collector cars?
Classic and collector car insurance works differently from a regular auto policy. I help you find specialized coverage for high value vehicles, often based on an agreed value instead of depreciation.
BOAT
Do you offer boat insurance?
Yes. We provide comprehensive coverage for boats, including hull, personal property, and liability for water-related incidents.
What about watercraft and trailers?
I can quote coverage for most watercraft and trailers. We review your equipment together so every piece is properly listed and protected.
FLOOD
Does homeowners insurance cover flood?
No. Flood is a separate peril. We offer specialized flood insurance through the National Flood Insurance Program or private carriers.
What is the difference between flood and water damage?
Flood is water from outside sources like rivers or heavy rain. Water damage is typically from leaks or plumbing issues within your home.
VALUABLES
What does collectibles insurance cover?
It covers high-value items like jewelry, artwork, and antiques. We provide specialized coverage for the unique risks of these items.
How is it different from general property?
General property covers the home structure. Valuables insurance focuses on the high-value personal property within your home.
PERSONAL LIABILITY
What is umbrella coverage?
Umbrella coverage provides additional liability protection beyond your primary policies. It's essential for protecting your assets.
How does it work with my home policy?
It works as a secondary layer. If your primary coverage is exceeded, the umbrella policy covers the remaining liability costs.
